The Airbnb Market Share in Top 10 US Vacation Rental Cities

Airbnb market share has dramatically increased in recent years, with many homeowners opting to list their property on the site. As of writing, the company holds, on average, 65% of the market in the top 10 cities by inventory. Airbnb’s increasing popularity is largely thanks to branding, experiential travel trends, social media, the ease of booking, and the desire to stay in a place that feels more like a home. Using AllTheRooms’ unique data, we’ve taken a look at the top 10 US vacation rental cities by listing, investigating the market share between the biggest players in the vacation rental game: Airbnb, HomeAway, and Tripadvisor.


All data is correct as of October 2018 and does not include deduplication whereby properties appear on more than one provider at a given time.



10. Las Vegas, Nevada

In at tenth place is the city of Las Vegas, Nevada. It’s one of the most popular vacation destinations in the US, thanks to its bright lights, casinos, and entertainment. As of October 2018, Las Vegas has 10,743 vacation rentals, of which the Airbnb market share is 71.3%. TripAdvisor vacation rental offerings lag behind, with just 7.15% of the market share, while HomeAway has the remaining 21.6%.


9. Seattle, Washington

Seattle is the ninth-most-popular vacation rental city in the United States. At present, there are 10,819 home rentals, of which 80.1% are listed by Airbnb, showing that the company is well and truly dominating the vacation rental market here.


8. Washington D.C.

The US capital city of Washington D.C. is understandably one of the most popular destinations to visit, and it holds eighth place in our list of the country’s most popular vacation rental cities. D.C. has a total of 11,163 vacation rentals, as of October 2018, and Airbnb holds 83% of the market share with 9,272 of these listings at. Once again, Airbnb doesn’t give other contenders, such as Tripadvisor and HomeAway, much of a chance to make an impact.


7. Austin, Texas

Austin, Texas is also one of the most popular vacation rental cities in the US, thanks to its booming music and art scene. Currently, Austin has 14,505 vacation rentals, and 11,692 are Airbnb listings, at 80% of the market share.


6. Panama City Beach, Florida

Panama City Beach is also on the list of the cities with the most vacation rentals, with a total of 16,593 as of October 2018. Airbnb surprisingly hasn’t stolen the show here, with just a 29.4% share of the vacation rental market and 4,991 listings. Instead, HomeAway beats Airbnb to the post with 9,491 listings, or a 57.1% share. This is most likely based on the demographics of those renting in Panama City Beach, as the area tends to draw older generations who prefer traditional home rental sites. Florida is also a mature vacation rental market compared to other more urban areas, perhaps explaining why older vacation rental providers have maintained their dominance in these locations. This is a pattern among many mature traditional vacation destination markets, although Airbnb is increasingly encroaching on Homeaway’s turf, particularly in Urban areas.



5. San Diego, California

The uber cool San Diego is one of the country’s top vacation destinations thanks to its amazing zoo, incredible Mexican food, great surf, and picturesque Old Town. It comes in at seventh place with a total of 16,607 vacation rentals as of October 2018. The Airbnb market share is 69.5%, with HomeAway and TripAdvisor taking 23.2% and 7.3% of the vacation rental market share respectively.


4. Davenport, Florida

In at fourth place is Davenport in the Sunshine State — a city that has seen significant growth in recent years. At present, there are 22,518 home rental listings here, of which the Airbnb market share is just 28.8%. As with Panama City Beach — also in Florida — those heading to Davenport on vacation are opting for more traditional home rental providers with companies such as HomeAway, which holds 43.6% of the market share, and TripAdvisor with 6,205 listings


3. Los Angeles, California

The third most popular city for vacation rentals is Los Angeles, California, with a high 35,612 total listings. Of the L.A listings, Airbnb holds 83.5% of the short term rental market, or 29,738 active listings. Meanwhile, HomeAway holds just 14% of vacation rentals, and TripAdvisor has just a 5.5% market share.


2. Kissimmee, Florida

Kissimmee, Florida, is the second most popular vacation rental city in the country, with 44,457 rental listings. As with the other cities in Florida that have been mentioned, Airbnb holds a much smaller market share, with just a 34.4% of total listed properties in Kissimmee. Again, as with Davenport and Panama Beach City, HomeAway wins, with 39.8% of the market share, falling in line with the general trend that this mature vacation rental market belongs to the old guard of vacation and short term rental platforms.


1. New York City, New York

Due to the extremely high prices of hotels in New York City, there’s been a high demand for vacation rentals and alternative lodging in the city in recent years. At the time of writing, there are 58,723 vacation rentals in New York City, with the Airbnb market share having 50,989 listings, or 86.8%, meaning that the vacation rental site is well and truly dominating the market in the US’ most popular vacation rental city.
