It offers an inviting living space complimented by vaulted ceilings over sized windows and sliding glass doors. A perfect environment for socializing and gathering with friends and family. The home is designer decorated with a mix of contemporary along with accents of country farmhouse furnishings. Muted greys, blues and whites are found throughout the home. The centrally air conditioned home features an open concept with the kitchen opening up to the living room and dining area. The kitchen could not be better equipped for cooking and entertaining. Professional appliances along with every imaginable kitchen gadget needed for the gourmet chef in your family. The large marble kitchen island is a perfect gathering spot for morning coffee. There is an oversized farm table with seating for 8 persons. Each of the generously sized bedrooms has comfy beds with brand new linens including comforters with 100% high thread count cotton duvet covers. The home is supplied with bath towels and separate pool towels. There is a lower level media room for watching your favorite movie and huge indoor recreation area for children that includes a hockey/soccer rink and some kids toys. Step out of the sliding backdoors onto a deck which overlooks the pool. The backyard of the home looks onto a private 50 acre reserve where you will find running and hiking trails. The deck is well equipped with dining areas, seating, lounge chairs and gas BBQ. Additional accessories will include beach chairs, umbrellas and coolers for beach. ***The pool heater is set to 85 degrees from Memorial Day to Labor Day however in May and June it does not guarantee that the pool temprature will be 85 degrees due to cooler tempratures in the evening. If you wish to heat pool for dates outside of Memorial Day Weekend to Labor Day weekend there is an addtional fee to do so. please inquire.

Place's rules

- Terms of the Agreement: 1. The Operator has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Guests violate any of the terms of this agreement, the rental period shall be terminated immediately. The Guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Guests shall vacate the premises at the expiration time and date of this agreement. 2. The Guests shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The Guests shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Operator as being immediately habitable by the next Guests. The cleaning fee you pay will include cleaning of all linens and towels and standard cleaning of bathrooms, kitchen and bedrooms upon your departure. Guests shall pay for maintenance and repairs should the premises be left in a lesser condition. The Guests agree that the Operator shall deduct costs of said services from the security deposit prior to refund if Guests cause damage to the premises or its furnishings. 3. Operator will provide a completely furnished apartment/home including all linens and towels. There is no daily housekeeping service. 4. The Guests shall pay for any damage done to the premises. Guests are responsible for inspecting unit upon their arrival and immediately making Operator aware of any unusual conditions. 5. Operator will return security deposit within 45 days from day of departure. 6. The property will be cleaned prior to Guests arrival, and after departure. The cleaning staff will arrive promptly at check-out time on day of departure. Guest shall be liable for a charge of $125 per hour for each hour (or portion thereof) of holdover past the required check out time. 7. No animals or pets of any kind will be brought onto the premises. 8. The Guests shall have no more than 8 (eight) persons reside or sleep on the premises without prior approval. Should Operator become aware of more than 8 persons occupying unit, Guest will pay $500 penalty fee. 9. The Guests shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Guests shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Guests shall then immediately vacate the premises. Quiet hour starts at 10:00 PM. 10. There shall be no smoking inside the premises. Should Operator become aware of smoking taking place on premises, Guest will pay $500 penalty fee which will be deducted from security deposit. 11. The Guests and Guests' Guests shall hereby indemnify and hold harmless the Operator against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guests expressly recognize that any insurance for property damage or loss which the Operator may maintain on the property does not cover the personal property of Guests, and that Guests should purchase their own travel insurance for Guests and Guests if such coverage is desired. 12. Guests agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Operator enforcing this agreement. 13. There shall be no refunds of rents due to shortened stays. 14. Guest is advised that the property contains a gas stove or BBQ and will seek help from Operator if the proper operation of such items is not fully understood. 15. Cable TV and wireless internet is provided and service level has been chosen by the Operator. No refund of rents shall be given for outages, content, and lack of content or personal preferences with regard to cable TV or internet service. 16. High speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service. 17. In the event the unit becomes uninhabitable for any reason, operator has the right to either move guest to a comparable unit or to refund all advance payments received. Cancellation by owner would only be for catastrophic reasons beyond our control which would make the apartment un-inhabitable for any reason. 18. Operator and owner and owner’s staff can access the home between the hours of 10:00AM and 6:00 PM daily. 19. The Property includes a Swimming Pool ("Pool") and special instructions for safety and maintenance apply. Failure to abide by these rules will result in charges to Guests’ damage deposit. If a Pool is improperly used, extra maintenance costs will be charged against Guests security deposit. 20. Guest does hereby release and hold harmless Operator and Owner and Pool maintenance personnel from any liability arising from use of the outdoor Pool. Guest agrees to notify Operator immediately should any problems arise. POOL RULES, REGULATIONS AND CONCERNS: • Do not use or allow the Pool to be used alone. • Minors under the age of 18 shall not utilize the Pool unsupervised. • Unsupervised use by children is strictly prohibited. Never leave children unattended in the vicinity of the Pool. • Do not add anything to the water including foaming bubbles, chemicals, soaps, bath oils, etc. If these items are used in the Pool, an additional cleaning fee will be assessed. • Absolutely no candles (floating or any type) are allowed on or in the Pool. • Absolutely no shoes are to be worn in the Pool. • Absolutely no pets are allowed in the Pool. • Absolutely no electrical appliances should be used in or near the Pool. • Surrounding patio/deck may be slippery and dangerous when wet. • Observe reasonable time limits to avoid nausea, dizziness and fainting. Should you experience any of these symptoms, carefully exit the Pool immediately. • Guest agrees to leave the Pool in the same condition it was received. • Guest agrees to fully reimburse and indemnify Operator for damage caused to the Pool during lease term, including damage caused by any person, including invited or uninvited guests, pets, animals, and children. • Guest understands there will be no reduction in rental fees if the Pool is unused or unavailable during the term of Guests rental period. • Please do not turn off or unplug the Pool and/or filters, etc. • The Pool is serviced and chemically treated weekly. • It is recommended that no jewelry is worn in the Pool due to chemicals used. The chemicals in the Pool can also affect color-treated hair and damage swimsuits. By electronically accepting this agreement, Guest agrees to abide by the above conditions and hereby swear that the information provided above is true. Guest agrees to the terms of this agreement and has read and understands the cancellation policy and give Operator permission to charge credit card accordingly.
