Check in is on Friday at 12 PM & check out is on Thursday at 3 PM from the last week of June through the month of August. During the pre and post season our check in and check out dates are flexible. Please note that we do not rent to more than one guest in a 6-day period. The vibe is relaxed at this charming home by the sea. It is perfect for families to share! Fill the wagon with toys, chairs, and towels (no need to pack them- it's all there!) and stroll to the beach. Enjoy the enclosed outdoor shower, oversized back deck, and breezy screened porch. Gather the family for dinner around our huge table, or head to town for a night out. Note that bedrooms are air conditioned while common spaces cooled only by island breezes. Upstairs there are four small bedrooms, each with trundle beds that can be used as twins or a king. Note that space is quite tight but usable. Downstairs, there is a larger bedroom with a king bed (two twin beds pushed together), and a bedroom with two sets of bunk beds. (We call it Kid City!) You'll find a sunny dining room/kitchen, cozy living room, and large screened porch. You can enjoy the whole home including beach chairs, toys, wagon and towels. The kitchen is equipped with cooking and serving supplies and there is a gas grill on the deck. Please note that we can accommodate a maximum of 12 guests with no additional fees. However, more than 12 guests are not permitted. This home is located in the Village of Ocean Beach, a family friendly community that features lifegaurded beaches, tennis courts, basketball courts, and two playgrounds. Ocean Beach is the unofficial capitol of Fire Island. Its commercial district is the largest on the island, spanning 7 blocks across the length of Bay Walk and featuring a number of restaurants, bars, and shops. This home rents for 6 night minimum stays, on a Friday to Thursday schedule, from the last week of June through the month of August. If you have alternate stay dates that you would like to be considered please contact us directly and let us know! Please note this home is not available on Craig's List; If someone is presenting it there, they are attempting to scam you. It is very important to us that each of our tenants has a great time during their stay. That being said, it is also very important to us to be respectful and considerate of our neighbors. This home does not rent to groups. Excessively loud and/or destructive behavior will not be tolerated. If you feel this may be in issue for your party, please select a different property. This home is managed by A2 Vacation Homes, a real estate property management company. A2 has full time Property Management staff on the island to ensure all tenants a comfortable stay.

The Neighborhood

Ferry service from Bay Shore lands you in the highly desirable community of Seaview. Enjoy the amenities that Seaview has to offer such as a lifeguarded bay beach, wading pool, tennis courts and ball field. The commercial district is comprised of the Seaview Market, liquor store and flower shop. Unlike neighboring towns, it is known for being family oriented and quiet, yet is close enough to the shops and restaurants of Ocean Beach and Ocean Bay Park.

Getting Around

One of the best perks of Fire Island is that there are no cars! The Island is accessible via ferry, water taxi, or private boat. Once on the Island the best mode of transportation is via bicycle or on foot.

It is very important to us that you please note that this home does not rent to groups. If you have a question regarding whether or not your party is permissible at our rental, please contact us prior to making your booking. We are happy to help! After the booking has taken place and we have received your contact information, we will email you a lease agreement. Thank you for choosing A2 Vacation Homes. It is our pleasure to be of service to you. LEASE AGREEMENT 1. The premises may be used as a seasonal residence. 2. Tenant shall remit a security deposit. Landlord reserves the right to make a claim on this security deposit if damage has occurred. 3. Tenant must pay for the property cleaning fee. 4. Tenant agrees that the home sleeps no more than maximum occupancy stated on the property description. 5. The premises are furnished by the Landlord. The furnishings shall be in good repair when Landlord gives possession. 6. Tenant must keep, and at the end of the term return the Premises and all appliances, equipment, furniture, furnishings and other personal property clean and in good order and repair. Tenant is not responsible for ordinary wear or damage by the elements. Tenant will be responsible for all charges for damages of any kind, as well as repair of appliances, fixtures, plumbing, etc. If Tenant defaults and damage exists Landlord has the right to make repairs and charge Tenant the cost plus a 20% administrative fee. The cost will be added to and payable as rent and same may be deducted from the security deposit. If the expenses are greater than the security deposit, Tenant agrees to pay Landlord any difference upon receipt of invoices. Tenant also agrees to pay extraordinary cleaning expenses. Tenant must not alter, decorate, change or add to the premises. 7. Landlord, or its agents, may at reasonable times, enter the Premises to examine, to make repairs, and to show it to possible buyers, lenders or tenants. Landlord may place the usual “For Rent” or “For Sale” signs upon the Premises. 8. Tenant must promptly comply with all laws, orders, rules and directions of all governmental authorities, property owners associations, insurance carriers, Board of Fire Underwriters or similar group. 9. Tenant agrees not to allow excessive sand into the house and will undertake to shower outside upon returning from the beach. Tenant shall keep the grounds neat and clean. 10. Tenant must give Landlord immediate notice in case of fire or other damage to the Premises. Landlord will have the right to repair the damage within a reasonable time or cancel this Lease. If Landlord repairs, Tenant shall pay rent only to the date of the fire or damage and shall start to pay rent again when the Premises become usable. 11. Landlord shall not be liable for injury or damage to Tenant or to any person who uses or is on the Premises, or liable for damage to their property, unless it results from Landlord’s negligence. Tenant is responsible for all acts of Tenant’s family, agents, guests, pets, or employees, and other persons Tenant invites onto the Premises. 12. Tenant shall not let, sublet or assign this agreement for all or any part of the premises nor for any part of the lease term. 13. If Tenant fails to correct a default after notice from Landlord, Landlord may correct it for Tenant at Tenant’s expense. The sum Tenant must repay to Landlord will be added to and payable as rent. 14. Landlord and Tenant waive trial by a jury in any matter which comes up between the parties under or because of this Lease (except for a personal injury or property damage claim). In a proceeding to get possession of the Premises, Tenant shall not have the right to make a counterclaim or set off. 15. If any part of this Lease is deemed unenforceable, the remainder of the Lease will be unaffected and the parties will be bound by the remaining terms. Landlord’s failure to enforce any terms of this Lease shall not prevent Landlord from enforcing such terms at a later time. 16. Any bill, statement or notice must be in writing and delivered or mailed to the Tenant at the Tenant’s address listed above or at the Premises and to the Landlord at the address listed above. It will be considered delivered on the day mailed or if not mailed, when left at the proper address. Any notice must be sent by certified mail unless hand delivered to the other party or sent by email followed by an acknowledgement of receipt from the recipient. Landlord must send Tenant written notice if Landlord changes the Address for Notices. 17. Landlord agrees that if Tenant pays the rent and is not in default under this Lease, Tenant may peaceably and quietly have, hold and enjoy the Premises for the Term of this Lease. However, Landlord shall not be responsible for minor disturbances of neighbors or passers-by as Tenant recognizes the premises are situated in an active summer community. Tenant agrees not to disturb the neighbors and will respect the privacy of others nonetheless. 18. This lease is binding on all parties who lawfully succeed to the rights or take the place of the Landlord or Tenant. This Lease can be changed only by an agreement in writing signed by the parties to the Lease. 19. At the end of the rental period, the house shall be left in a thoroughly clean condition and Tenant agrees to put out garbage for collection before specified collection times. Any garbage or recyclables not properly bagged and sorted, or otherwise improperly disposed of, will result in a minimum $50 deduction from the security deposit. 20. No lit candles shall be allowed on the premises. No smoking shall be allowed inside the house. 21. No large numbers of people shall be allowed to congregate on the decks at one time for reasons of safety. No large gatherings, parties, or events shall be held on the premises without the Landlord’s express written consent. 22. Tenant agrees to return the key at the expiration or termination of this Lease, or leave it in the specified lockbox. Lost or unreturned keys will result in a fee of $50. 23. Tenant agrees that no pets are allowed on the premises unless previously approved. 24. Tenant agrees to observe all conditions and terms of this Lease as to maintaining the premises in good order and appearance and will conduct themselves in a manner that is not offensive to the neighbors. Tenant understands that Fire Island is a small family community and that the neighbors’ right to privacy and quiet will be respected. 25. If the premises has a swimming pool. The Tenant will use the swimming pool at the Tenant’s own risk. The Landlord will not be held responsible for injuries sustained by the tenant and/or the Tenant’s occupants or guests when using the swimming pool, and the tenant will indemnify Landlord for any actions resulting from injuries to Tenant and/or Tenant’s occupants or guests. The Tenant understands and agrees to allow the Landlord or its agents access at regular times to maintain the pool equipment. The Tenant agrees to refrain from attempting to make any repairs or adjustments to the pool equipment or any of the electrical wiring for the pool equipment. The Tenant must immediately notify the Landlord of any repair that the swimming pool may require. The tenant is responsible for the full cost that may be due for repair of the swimming pool that is required as a result of negligence or damage by the Tenant. No pets of any kind are permitted in the swimming pool at any time. 26. Any bikes provided for Tenant’s use must be kept locked and secured at all times when not in use. Tenant will use bikes at Tenant’s own risk. The Landlord will not be held responsible for injuries sustained by the tenant and/or the Tenant’s occupants or guests when using the bikes, and the tenant will indemnify Landlord for any actions resulting from injuries to Tenant and/or Tenant’s occupants or guests.
