The Space This is a nice, comfortable and very spacious three story family home. We like it. It would be a great for a large family or two/three families who want to stay together.
The two queen beds are only a year old, new frames and mattresses and are very comfortable, especially if you like your bed a little firm (one's firmer, one has a softer pillow top). The bunk beds are kids' beds. We parents sometimes sleep in them when we have a lot of guests. We find the bunks pretty comfy for us adults as well as kids.
We list the house sleeping 10. That's four people in two nice Queen beds, four people in single bunk beds, and two people on a foam futon on the floor in a room off of the master bedroom (our TV room) that does not have a door that closes. So no real privacy for the master queen bed or the double/queen futon if both are occupied. If you want privacy for both queen beds that limits you to 8 people total sleeping. On the other hand the third floor master suite is huge and if privacy is no issue you could easily even add a few more people on camping mats in the space where the Queen bed is (we have a few hiking mats) on the carpeted floors.
Things to be aware of: the stairs to the third floor are a bit narrow, hold the railing. Probably not a great unsupervised staircase for the elderly or the very young. It's a very quiet neighborhood with nice neighbors. We have a grill and you are welcome to use it and hang out outside with your family(s) but we cannot allow any parties or activities that produce loud sound that travels to our neighbor's houses after 9PM.
This is not a hotel, it's a family home of moderate means. That means we have a couple pieces of thirty to forty year old furniture that are comfortable but not in great shape. Holes in the leather/upholstery. There is kid art on the walls and odd things attached to the walls in the kids' rooms. The bedding looks different in each room. There's some crab grass in the lawn and our landscaping is still kind of bare bones (we moved here only two years ago). The house has vinyl siding. Our nick knacks are around. Some little things are broken, such as the light over the stove. And there is a cat (very very friendly). Guest Access You can use the entire house including laundry, grill, swing set, toys. There's no real reason to go to the basement but you can. We have rarely tripped a circuit breaker but the board is down in the basement. Probably stay out of the garage, it's just a crowded hazard. Interaction with Guests We won't really be available while you are here for graduation weekend because we will be camping and may not have cell phone service. There will be contact info for people to reach in emergencies but we won't be able to offer any concierge services during your stay. We will leave detailed information. The Neighborhood Calm, safe, pretty residential neighborhood with really good Indian, Japanese, vegetarian vegan, avant garde american and wurst restaraunts, great bakery, pan-asian tapas place, italian comfort food, great ice cream, cafes, etc all 5 to 10 minutes walk away. Nice big park with great playground 3 or 4 minute walk away. Smaller playground with great features and toys for younger kids (and kids up to about 8) is 1 minute walk away. Getting Around Easy public transit bus stop is 3 or 4 minute walk away. It goes to Brown, RISD and downtown in 10 to 15 minutes. $2/ride. Runs every 10 to 15 minutes depending on time of day. Two parking spaces on our property. You are not allowed to park overnight on the street on the East Side in Providence without permission. It should be possible to get a visitor overnight permit by phone if you have more than two cars but you have to do it again each day. Other Things to Note This is not a child proofed house for toddlers. We have smoke detectors and fire extinguishers on all three floors. There is a fire escape ladder that will unroll from the third floor window in the event of a calamity. ...
