The Space

::House Descriptions:: ALL Rooms have CABLE HD TV, with the TOP package (english/portugues). Every room streams Movies Every Room has a small fridge, TV, Silent Air conditioner. The whole house has a 60Mb Wi-Fi connection. 99.9% Uptime. Private Room #1 47” HD TV, Top of the line hard Top Queen Mattress, 3 pillows. I also have a single bed that can fit a 3rd person. This room and other Private room share a bathroom. Private Room #2 32” LED flat TV, Top of the line pillow top Queen Mattress with box spring, 3 pillows. I also have a single bed that can fit a 3rd person. This room and other Private room share a bathroom. Private Suite #3 58” HD TV, Hotel Quality King Mattress with box spring, 2 King feather pillows. I also have a blowup mattress that can fit a 3rd person. Private Suite #4 32” HD TV, Queen Mattress with box spring, 2 pillows. It is on the top floor of the apartment. This room has a 2 person Jacuzzi Hot tub, but at the minute the heater and pump don't not work because of the amperage required by the Heating element. Private Suite #5 42” HD TV, Hotel Quality Space Foam Queen Mattress with box spring, 2 pillows. This room has a 1 person Jacuzzi Hot tub, but at the minute the heater and pump don't not work because of the amperage required by the Heating element. Private Suite #6 42” HD TV, Hotel Quality Queen Mattress, 4 pillows. There is a Sofa and a second hidden bed. This room also has a small kitchen as well. Home Theater / MAN CAVE Located on the 1st Floor. I have a 192” Home Theater, Xbox 360, PS3, Roku, DVR, and all channels as all the bedrooms. There is an aquarium here, and all of my music equipment and DJ equipment. I also have 3 sofas, and space on the floor for 3 air mattresses if requested. I have put 6 people here on special events. We can call this my MAN CAVE. ::Dining Room:: Dining Table that seats 8. ::Kitchen:: Can you just say everything? Well I have everything a professional Chef could want, and it's a little cluttered because of that. All Stainless appliances imported from the United States. This is where my maids quarters is located as well, and there is a rear access to the Service Elevator, and garbage shoot. The Washer and Dryer are located at the back of the Kitchen as well. ::The Patio:: 120 Sqr meter patio with garden, I actually have DJ lights outside as well, but I must be informed to put them out because of weather conditions. ::Common bathroom downstairs:: There are 2 sinks and a 2 person Jacuzzi Hot tub located in the bathroom sometimes it works, sometimes it doesn't, it think it's because of the Amperage of the heater. What I supply, 1 roll of toilet paper per person every 3 days. I will supply hand soap to every bathroom; it’s located in each bathroom. There is a huge supply of hair products that people have left behind, including sun screen. It is located in the common bathroom under the 1st sink. I have things in the kitchen that you may use, like spices, salt, sugar, oil, paper towels, aluminum foil, plastic wrap etc… I will also give each guest 2 towels, and I’ll give each room a set of sheets for every week of stay. Sheets are washed every time a visitor leaves. Me and/or my maid can stay in the maids quarters, which has a separate elevator connected to the kitchen. One of us can be available 24 hours a day for any tourist questions, and anything to do with any problems you have in the house like Wi-Fi, AC, Lights, TV, Projector, Outside lighting, patio music (with apple TV streaming), Water pressure problems, reading the washing machine, etc... If you prefer not to have anyone around, it is not a problem as long as the guests seem to be responsible, I will require the host to pay half my fees for a place for me to go, I have a hostel with a private room for around 200$R per night. Centrally located in Copacabana, 15 minute walk to Ipanema. Everything nearby, Groceries Pharmacies, Restaurants, Shops, you name it it's close and you don't need a car. I add them as they are requested. https://www.airbnb.com/rooms/1046134/guidebook Daily maid service can be booked directly with the maid, I would highly recommend this to any group of 9 and over. she charges me 25$R per hour and is willing to either work the mornings or afternoons 8am till 12am or 4 pm till 8pm. 24 hours reception with 2 doormen, a very highly secured building with video monitoring in the lobby and elevators and in front of every door in the house as well as the balcony and one camera in the common area living room, hallway and the entrance to the kitchen which I will give you the opportunity to turn it on at the guests request. Electronic lock for entrance door, no keys necessary. ::Bookings:: ::Carnival & New Years:: 7 Day minimum stay. Please READ "HOUSE RULES" for electricity usage; every room is metered and downloaded to my computer for analysis. During the summer I have seen monthly bills of 250$US in a single room (Heavy Abuse). This has been a major problem in the past. Every entrance on the floor has surveillance cameras as well as the outside to prevent intruders. Please send a request for Parking because I have a car in the garage, and a driver. But if you need the space, I can have my driver take the car to his house. My driver is fluent in Portuguese and English, and I highly recommend him. The car can carry 7 people, it's an older Hilux (4-runner) in the US. ::Transportation:: Metro bus is just in front of the building. The Subway is a 10 minute walk. And the main Bus Ticket provider that all Agencies use is located just across the street. You can get your bus tickets to Buzios, Ilha Grande, Fortaleza etc. Anywhere you are willing to ride in a bus. If a large group will arrive please ask and I will check to see if a van can meet your requirements. If I stay in the Guesthouse, You may add guests after you arrive as long as they seem to be responsible people. Trash: Separate Recyclable items (Glass, Paper, Plastic, Aluminum) and should be placed outside the downstairs back door, all other trash should be placed in the trash shoot just outside the kitchen door. Balcony: Please clean up cans and bottles and close the umbrella when you leave, the wind and rain can throw everything around and into the street. Phone: The US phone is free to use. Just ask and I’ll let you know who has the phone in their possession. This is free to the US only.

Interaction with Guests

I mostly work from my home office 14:00h (2Pm) till 00:00h Midnight during the week, so I'm almost always available. Weekends, I'm usually on the beach, but I'm very good at responding to (SENSITIVE CONTENTS HIDDEN) and AirBnb messages. After midnight I'm usually going out with friends, or depending on the group I'm pleased to help out with suggestions.

The Neighborhood

Great street with the most restaurants, shops, and grocery stores. Very busy and to me safer than walking the beach at night.

Getting Around

I have a personal driver and a Toyota Hilux, (USA a 4-Runner). He's willing to take people on tours and can hold 7 people with driver. More if there are kids. The bus is located just in front of my building, and metro is about 4 blocks away. I can make plenty of suggestions if you ask. I will also print any boarding tickets or maps. Just treat me as your own personal tourist guide.

There is a catch: you often need to contact several hosts to actually get a place to stay, so make sure you give yourself some lead time.

Place's rules

i. PLEASE TURN OFF AIR CONDITIONING EVERY TIME YOU LEAVE. Use the energy conscientiously. We will mark the Kwh in the check-inn and check-out, if your use is abusive will result in partial loss of deposit. calculating daily consumption base is 50 Kwh daily. I have meters on each individual room which are downloaded every 15 minutes. I Can also give you a spreadsheet at your request. It is not uncommon to have a R$1500+ electric bill when abused. ii. PLEASE WASH OFF YOUR FEET WHEN COMING FROM THE SAND. When you come from the beach. iii Number of guests must be indicated in the booking request. Adding more guests after the booking will be allowed only if agreement is reached with homeowner. iv. NO LOUD PARTIES OR NOISES AFTER 10:00PM or deposit will be held as Condominium fines apply. (Brazilian Law states that loud noises must be stopped by 10PM). Any complaints received from neighbors and notified by the condominium will result in losing the deposit. "I'll be honest, if I'm around adjusting the levels of sound, I throw parties till 3am all the time. But after 10PM, people who are not sleeping in the house should be leaving, what happens is that people are drunk talking down the elevator and causing problems for the neighbors. vi. PENALTY FOR LOST KEYS - Guest will be given sets of keys to each room. If one or more of these set is stolen/missing/lost, homeowner must be notified immediately. For security reasons, door locks will have to be change, as well as 3 new sets of keys (1 for the guests, 1 for housekeeper, 1 for owner). A 100$R fee from the deposit will apply to cover the charges. vi. PENALTY FOR PROPERTY DAMAGES o Deposit will be return if there is no damage to the property or furnishings; dirt or other mess requiring excessive cleaning; or any other cost incurred by the homeowner due to Guest's stay. o If the premises appear dirty or damaged upon Check-in, or if any item is damaged or missing, Guest shall inform Homeowner immediately. vi. GROUNDS FOR EXPULSION - Breaking terms of the contract of More guest staying in the property than agreed for / unexpected guests that Disturb the neighbors, loud parties, negligence, drugs, property damage or any other detrimental conduct. In the case the guest gets into trouble with the police involving illegal drugs or any other illegal conduct in Brazil, homeowners will not be able to assist guest in any way, and will proceed to eviction of guest immediately with no refund and full loss of deposit. A lawyer will be recommended. vii. IDENTIFICATION REQUIREMENT - A Copy of guest Passport (for foreigners) or Brazilian ID (accepted only for Brazilians) must be handed upon check-in, sent by email at least 24H before check-in or if the guest forgets to send a copy before the check-in, the IDs will be photographed. Copies will be handed back at check out. Please note access to the property will not be allowed without these copies. viii. Check-in / Check Out: Before check-in / after check-out, customers are permitted to leave luggage. Check-in time is at 13h (1pm) Check-out time is at 11h (11am) If the customers would like to schedule a different time and the apartment is still available (Important: Please check availability and confirm before the reservation), the following fees which I believe are fare will be charged: all Negotiable depending on other reservations. If the renter checks in late, I usually just let the renter stay late. Check-in Before 6h --- previous days rate; 6h01 to 12:59 --- earlier check in = 75$R per hour before 13:00.
