A spacious maisonette in Swiss Cottage,
a Victorian conversion terrace.
The entrance is on the 1st floor. The flat is spread over several levels.
(I'm sorry that I cannot subscribe to 'Instant Book' at this time).
The headline icon shows 4 bedrooms.
The 4 bedrooms are two main bedrooms; along with a large living room and studio that can also serve as bedrooms. (The 4 rooms are also listed individually, and been well occupied as can be gleaned from guest reviews.) -- There is also a kitchen, bathroom and separate toilet, and roof-garden.
One or two guests can sleep in each bedroom;
and 1 or 2 extra guest can be considered in upper bedroom and/or living-room.
The bedroom in the lower part of the house is next to the living room.
The bedroom in the upper part is next to the studio.
The Studio is also available, with 2 new futon-beds,
or 2 floor-futons as preferred. These beds are light and can be easily moved to any room.
There is also an additional regular mattress bed.

In sum, there are 3 fixed double-beds, 2 single futon beds & 1 mattress bed, plus 2 floor futons.
Though there is sufficient bedding for 9 or more, the house most comfortably accommodates 6 or 7. I may consider a larger number depending on make up of the group & duration of stay. To date the largest group has been 9 on two occasions.
* Please also note that I normally reside in the home. I normally reside in the Studio.
If guests prefer Studio to one of the bedrooms , I am happy to accommodate this choice and sleep in one of the other rooms. Alternatively, if all rooms are required I can sleep in a small attic above where I work.
I know this situation does not appeal to everyone.
But those who accept my presence will find me discreet and simply facilitate for guests.
In certain circumstances I can also vacate the home and sleep with friends. Please discuss this during Enquiry because I have a formal arrangement with a friend and require notice to ask, as well as pay a nightly rate.
The living-room will be entirely for guests.
The Attic space is the only part of the house not photographed.
The attic space leads to the roof-garden. Guests are welcome to enjoy it on sunny days, as well as dry clothes.
The washing machine is in the kitchen. The kitchen is situated at a half-level between lower & upper bedrooms. The kitchen is well equipped. Cooking facilities including microwave.
The house has 1 bathroom and 1 toilet, separate but next to each other (see photos).
The bathroom and toilet are a half-level below the lower bedroom.
Spread over 5 levels, the house provides privacy and sociability in equal measure.
The lower bedroom has ample storage space behind the curvy wall. The storage-space unfortunately was not photographed first time, and new photos recently added are not adequate. .
The upper bedroom does not have the same special design.
Though plainer, it is larger and more spacious.
The current bed is a double futon-sofa with two layers of mattresses.
Alternatively, if the guests would like it to serve as sofa, one or two stacked sofa beds are available.
The photos of the upper bedroom are recently added following refurbishment, (not entirely complete, but perfectly habitable).
A charming kitchen serves as a dining area. The kitchen has long been the social-hub of the house.
Guests are also welcome to dine in the living room
round table; though I kindly request that oily and smelly food is eaten in the kitchen.
Consumption of alcohol in moderation is fine. The flat is a non-smoking place. However, smokers are welcome on the roof-terrace. Smokers please inform me during enquiry
Guests are kindly requested to be considerate of my downstairs neighbours, a lovely young family with a child.

The neighbourhood has a variety of shops and restaurants,
a farmers market on Wednesday, and other stalls on the weekend outside Hampstead Theatre, a minute from home and the tube and bus stop. At the back of the theatre, there is a green area with playground for children, large sports centre, and library. One need only cross the road for the Odeon film-centre and large pub, The Swiss Cottage, from which the area takes its name.
Best of all, for those who like parks, a 5 minute walk to
the wonderful Primrose Hill, featuring a panoramic view of the city, one of the "Wow" spots of London. A short descent of the Hill leads to Regents Park, encompassing London Zoo, a variety of gardens, sports fields, and the renown outdoor theatre for summer performances. Hampstead Heath is within
10 - 15 minutes walking distance.
The house is a minute from Swiss Cottage tube. 3 stops directly reaches the centre of London. There are also ample buses to the heart of the city.
Locally, it requires just a short bus ride or 15- 20 minute walk to reach Hampstead village, Belsize Park, Chalk Farm with its famous Round House (featuring music gigs and a variety of performances), and Camden Market.
The home is sufficiently spacious to offer privacy & sociability in equal measure. It is also conveniently located to meet all requirements of visitors to London.
Though check in & check out are flexible, please let me know times as soon as possible. This will help in case of any overlap with new arrivals. In that case, departees can arrange to leave bags with me until you are ready to pick them up. Thank you.
* CLEANING FEE:
The Cleaning Fee applies to a week (1-7 days).
An additional cleaning fee is required for subsequent days in 2nd week: £ 30 extra for 1-3 days over a week, and £ 70 for 4 -7 days. The same rates apply for every week subsequently.
Bed sheets and towels are considered adequate for a week. However, guests can request fresh sheets and towels during the week. Likewise, hoovering, dusting, and general cleaning of room after first week.
Guests who wish or think they may require fresh change of linen within the week, should kindly address this issue during enquiry.

The roof-garden is available most of the time. I work in the attic leading to roof-garden, so guests should request access.Interaction with Guests
I live in the house, so guests can have as much or little interaction as they like. Of course if I'm busy I will not always be available.The Neighborhood
The house is conveniently located close to transport, easy access to central London, popular Camden Town, and various parks.
There is also a sports centre and library a minute from home.
The house is round the corner from Hampstead Theatre, next to Swiss Cottage underground and buses.
All amenities are available on Finchley Road
just a few minutes walk between Swiss Cottage and Finchley Road underground stations.
Quick and easy travel into central London.
A 5 minute bus ride to Camden Town, well known for market during the day and lively night life.
Camden be reached alternatively by a nice 20 minute walk to Camden via Primrose Hill with panorama view of London.
Primrose Hill leads into Regents Park.
Hampstead Heath is a 15 minute walk
via Belsize Park.
The Swiss Cottage Leisure Centre has a pool, gym and climbing wall. There is a children's playground and water feature
in the square. The large local library is next to sports centre.Getting Around
Underground, buses, and overground to centre of London and all parts of London.
2 night buses, one from central London, the other from east London passing Camden Town.
A 5 - 10 minute walk to Primrose Hill and Regents Park. A few minutes walk to Belsize Park, and 15 minute walk to Hampstead Heath.
